1)  During cold winter months disconnect the hose from the hosebibb to prevent freezing

2)  Drain and flush your water heater each year to prevent sediment build up.

3) Don't put any chemicals in your toilet tank.  They will degrade the internal parts of the tank and you will have to replace them sooner.

4) Going out of town for the Holidays?  Turn off the water to the house, in case your pipes freeze and burst.

5) Know where to turn water off to your homeand make sure it is in working order.  The water meter is one place but hard to do in an emergency.  If you don't have a shut off valve in your house we would be glad to put one in for you.

6) Bathrooms and utility sinks not in use on a regular basis should have water run in them on a regular basis to keep sewer odors from passing through the traps.

7) Hard water spots on faucets?  Try waxing with Turtle wax once every 6 months or so.

8) Install new batteries in your thermostats in the fall.

9) Check your filters on the furnace.  Make sure it is clean and have another one on hand.

10) If you have an evaporative cooler, make sure to turn off the water to the unit and drain the line. It is a good practice to coil the line up and store it in a warm location. such as next to the furnace and then cover the cooler.
